The fact that my underwriter sits in the office next to mine means that my underwriter understands the nuances with a rural state like Idaho, and my files don’t have to wait in line with 100 other files, my files are underwritten within 2 days.
DIRECT APPRAISAL ORDERING
Nothing can kill a loan faster than the value coming in lower than anticipated. We order our appraisals directly from our list of approved appraisers to comply with the new appraisal laws. We don’t have to order them through a 3rd party like many lenders, so we know who’s going to get your appraisal and we trust our appraisers completely.
We also offer many in-house loans with our own private money, so if your scenario doesn’t comply with Fannie Mae or Freddie Mac guidelines, but we feel it is low risk, we will carry the loan in-house and we make the rules. We will never sell these loans. We have allowed many people to get into a home after a bankruptcy or foreclosure sooner than Conventional or FHA rules allow.
